Google Leases Massive 617,000 Sq Ft Office Space in Gurugram
In one of the largest commercial real estate deals of 2025, Google has secured 617,000 square feet of office space at Atrium Place Gurugram. This marks the tech giant’s second major expansion in the region within months, following a 550,000 square feet lease from Table Space earlier.
Key Takeaways
- Google leases 617,000 sq ft at DLF-Hines’ Atrium Place Gurugram
- Second major lease after 550,000 sq ft from Table Space
- Represents turnaround from 2022 office space reduction
- Part of Delhi-NCR’s 56% year-on-year leasing surge
The Deal Details
According to The Economic Times report citing sources familiar with the development, Google has finalized the lease agreement for the premium office space. The property is a joint venture between real estate developer DLF and global investment firm Hines.
While the lease has been confirmed, specific details about the duration and financial terms remain undisclosed.
“Google has a big commitment to India, and to support that, it is expanding its office presence as well,” one source stated.
“There is a long checklist before Google finalises a property, and only a few developers are able to clear that checklist,” the person added.
Strategic Reversal in Office Space Strategy
The new lease represents a significant shift from Google’s 2022 decision to terminate a 700,000 square feet lease in another Gurugram complex. That original agreement, signed in June 2020 during COVID-19 pandemic restrictions, was canceled as the company adapted to remote work trends.
Broader Market Resurgence
Google’s expansion aligns with Delhi-NCR’s commercial real estate recovery. According to Cushman & Wakefield, the region recorded 5.1 million square feet of gross leasing in Q3 2025—a 10% quarterly increase and impressive 56% year-on-year growth.
