How the Hormuz disruption could make South Mumbai flats more expensive

A crisis unfolding thousands of kilometres away is now hitting much closer to home.

As tensions disrupt the Strait of Hormuz, one of the world’s most critical shipping routes, the impact is beginning to show up on construction sites in India, especially in Mumbai’s premium real estate market.

The Strait of Hormuz connects the Persian Gulf to global trade routes. Any disruption here slows down shipments, raises freight costs and hits sectors that depend heavily on imports. Construction is one of them.

Developers are already seeing delays and rising costs.

Dr Prashant Thakur, Executive Director and Head, Research and Advisory at ANAROCK Group, said rerouting of ships has significantly stretched timelines and costs.

“Iran’s stranglehold on this critical waterway has impacted a substantial portion of India’s shipping imports. Ships carrying construction materials are being rerouted around the Cape of Good Hope, adding 10–20 days to transit and increasing costs by Rs 1.5–3.5 lakh per container,” he said.

That detour adds anywhere between 6,000 and 10,000 nautical miles to a journey. With marine fuel costs hovering around Rs 1 lakh per tonne, logistics costs have surged. Add war surcharges and higher insurance premiums, and the pressure on developers builds quickly.

The impact is already visible in raw materials.

STEEL AND ALUMINIUM PRICES JUMP

Steel prices have jumped nearly 20% to around Rs 72,000 per tonne, which alone adds roughly Rs 50 per square foot to construction costs for high-rise projects in Mumbai.

“Steel prices have surged by around 20% to Rs 72,000 per tonne, adding approx. Rs 50 per sq ft to the cost of building high-rises in Mumbai,” Thakur said.

Other materials are also getting expensive. Aluminium supply disruptions in West Asia have pushed up prices, while bitumen remains elevated. Diesel costs, linked to crude oil, are adding further pressure on project execution.

The squeeze is most visible at the top end of the market.

LUXURY HOUSING PROJECTS IMPACTED

Luxury and ultra-luxury housing projects depend heavily on imported materials. From Italian marble to high-end fittings, developers are seeing costs rise across the board.

“The Italian Statuario and Calacatta marble used in Mumbai’s sea-facing penthouses now comes with an additional Rs 50–150 per sq ft due to rerouting costs, taking the all-in cost to nearly Rs 6,000 per sq ft,” Thakur said.

In markets like South Mumbai, where vertical construction dominates and margins are tightly managed, even small increases per square foot can significantly inflate project costs.

Areas such as Worli, BKC and Lower Parel sit at the centre of this shift. The Mumbai Metropolitan Region accounts for a dominant share of India’s ultra-luxury housing, with a large portion of sales concentrated in homes priced above Rs 40 crore.

With thousands of high-rises under construction, rising input costs are beginning to ripple through project economics.

And this comes at a tricky time.

Construction costs in cities like Mumbai and Delhi have already risen sharply over the past few years, while labour costs have also increased. The fresh pressure from supply disruptions adds another layer of strain just as housing demand shows signs of slowing.

“Developers are now confronted with an even starker landscape and must find new ways to navigate this,” Thakur said.

For buyers, especially in the premium segment, the impact may not be immediate, but it is unlikely to be avoidable.

Developers are expected to pass on at least part of the increased costs, particularly in high-end projects where imported materials play a key role.

What began as a geopolitical flashpoint is now quietly feeding into real estate prices back home.

What happens in the Strait of Hormuz doesn’t stay there. It shows up, eventually, in the price of a home in Mumbai.
